ACCOMODATION VS. MODIFICATION

Under the Fair Housing Act, a client is considered disabled if they have a condition that limits one or major life activities, if they have a history of a disability, if they have been regarded as having a disability, or if they have a temporary disability. Clients who are disabled have added protections and can request the following:

A reasonable accommodation - an exception to a policy, rule or practice, such as:

  • Allowing more time to review documents

  • Giving alternative payment methods

  • Use of an assistance animal

  • Granting additional time to comply with notices

  • and more…

A reasonable modification - a structural change to a unit or common area, such as:

  • Installing a grab bar or ramp

  • Putting in different lighting or alerts

  • Removing trip hazards

  • and more…

    Overall, these changes can help afford the client equal access and enjoyment of their dwelling the same as a non-disabled person.
